Kitchen Plumber in Sandstone Point

200+ five-star Google reviews

Every kitchen plumber Sandstone Point has on call ends up working under a bench sooner or later, because that is where the joints live. The sink, the dishwasher, the washing machine and the bench filter together hold a dozen connections, and a fault in any one of them lands in a cupboard. That is the work this page covers.

We work across Sandstone Point and the suburbs around it, and every job is done by a licensed plumber. Here you will find what the work includes, what you may legally do yourself, and how a booking runs. The Sandstone Point home page lists the full range of what we do.

What Kitchen and Laundry Plumbing Covers

By kitchen and laundry plumbing we mean the supply pipes, waste pipes, traps and appliance hook-ups serving the sink, dishwasher, washing machine and laundry tub. The work splits into two sides. Supply brings hot and cold water to each fixture, and waste carries used water away.

Under a kitchen sink, a hot and a cold line each run through a small valve before reaching the tap, while the waste side starts at the basket waste, bends through the trap and joins the waste pipe. The trap is that bent section, and its water seal blocks sewer gas from rising into the room. Every sink, basin and tub keeps one.

The pieces in play:

  • Supply: the hot and cold lines feeding each tap and appliance
  • Waste: the pipes taking used water away from each fixture
  • Trap: the water seal standing between the room and the drain
  • Private sanitary drain: the in-ground line linking every fixture to the sewer connection
  • Laundry tub: the trough, its taps and its waste, plus the connections serving the washing machine

That private drain matters more than most people realise. It carries every fixture in the building out to the sewer connection, and each fixture keeps a trap of its own on the way. A kitchen sink and a toilet can both discharge into it, which is why a fault in one room sometimes shows up in another.

Who May Do Kitchen and Laundry Plumbing

The QBCC treats only a couple of tiny jobs as unregulated work, and the rest needs a licensed plumber. The list covers a tap's jumper valve or washer and the cartridge in a domestic water filter. The home occupier may do those two, though the work still has to meet the standards.

Everything past that list needs a licence. Repairing or replacing a kitchen or laundry fixture is minor work: a QBCC licensee does it, with no permit and no form. Putting in a new fixture, or shifting an old one, sits higher again, and the next section covers where the job lands.

Plenty of kitchens here are on their second or third round of fittings. Census figures count 864 dwellings approved in five years around the growth beside the bridge, and those benchtops and cupboards have been worked hard ever since. A licensed hand keeps those renewals compliant and insurable.

Isolation Valves Under the Sink and Behind Machines

An isolation valve shuts off the water to one fixture alone, leaving the rest of the house running, and each appliance has its own. Find yours before something fails, and a split hose becomes a quick swap rather than water through the floor.

Where to look for yours:

  • Dishwasher: a valve or wall tap on its supply line
  • Washing machine: the hot and cold points behind the machine
  • Sink: the small valves under the bench on each supply line
  • Whole property: the stop tap at the water meter, which closes clockwise

Check first that nothing, the hot water system included, depends on that supply before you close the meter tap. If a local valve will not close, or a joint is weeping behind a machine, that is a booked job for us, not a bucket under the bench.

Moving a Sink or Appliance

Notifiable work is plumbing in an existing home that skips the council permit but gets reported to the QBCC on a Form 4 once the licensed plumber finishes. Kitchen renovations fall under that heading, and so does relocating a fixture like a sink. No permit or inspection applies.

We lodge the Form 4 within ten business days of finishing, and you get a copy for your records. The QBCC can supply one later if yours goes missing. One exception applies: an apartment owner should check with us first, because some apartment renovations need a local government permit, and adding a fixture to a building on a combined drain is permit work.

Moving a sink also means moving its waste, and the ground decides how the job goes. Down near the foreshore park at Oxley Place, the water table sits close to the surface and trenches fill almost as fast as they are dug. Up on the rise around Lachlan Crescent and Bestmann Road East the digging is easier, but the older sewer runs under those streets still shape the job.

Sinks, Dishwashers and the Pages Beneath This One

Two jobs make up most of what we book in these rooms, and each has a page of its own. Our kitchen sink installation page covers new sinks, swaps and the waste and trap work that goes with them. Our dishwasher installation page covers the supply connection, the waste point and the valve behind the machine.

Repairs run through the same two pages. A sink holding water, a dishwasher leaking at the hose or a filter housing that drips all start with a call and a look under the bench.

Kitchen and Laundry Questions From Sandstone Point

Call (07) 3523 7172

Can a kitchen sink and toilet share a drain?

Yes, they can. Each fixture drains through a trap of its own, and both traps empty into the one in-ground private sanitary drain running from your home to the sewer connection. Fixtures share the drain, never the trap.

Does a kitchen renovation in Sandstone Point need a council permit?

No, a standard kitchen reno in an established home skips the permit. The plumber reports it to the QBCC on a Form 4 instead. Units and buildings on a shared drain are different, so ask the plumber before you start.

Where do kitchen and laundry leaks usually start?

At a joint or a connection. The trap and waste joints, the base of the tap, the supply fittings and the appliance hoses are the usual culprits. Our sink and laundry pages carry the detail on each.

Which taps count towards a rental's water efficiency limit?

Indoor cold taps over a kitchen sink or laundry trough, mixers included, count towards the 9 litres per minute limit. Taps feeding a washing machine or dishwasher sit outside it.

Who looks after kitchen plumbing in a Sandstone Point unit?

A pipe serving one lot only, inside that lot's boundaries and clear of boundary structures, belongs to the lot owner. Anything serving several lots is body corporate responsibility.

What affects the cost of kitchen plumbing work in Sandstone Point?

Whether fixtures stay put or shift, whether new supply or waste points need running, how reachable the pipework is, and the fittings you pick. A fixed quote sets the price once we have seen the job.
